FAQs about ADUs
WHAT is an ADU?
An ADU (accessory dwelling unit) is defined by the State of California as a self-contained, residential unit located on the same lot as an existing single-family home. An ADU is smaller in size and includes all of the amenities found in a primary dwelling unit including a kitchen, bathroom, sleeping area, and storage. ADUs are known by many names including granny flats, in-law units, backyard cottages, secondary units, and more.
WHY are people building ADUs?
The most common reason for an ADU is for a long-term family housing plan. That plan could include:
To keep aging parents close.
To provide affordable housing for young adult children.
To downsize by moving into the ADU while renting out main home.
Increasing the property value by taking advantage of a home refinance loan.
Passive income from a rental property.
WHAT are the four types of ADUs?
1. A Detached ADU: An independent structure separate from the primary dwelling that includes full amenities.
2. An Attached ADU: An addition, attached to the primary dwelling that includes full amenities.
3. A Garage Conversion: A conversion of an existing garage or structure that includes full amenities.
4. An Interior Conversion: A converted existing (interior space) within the primary dwelling, also known as a Junior ADU.
How much are ADUs?
The cost for an ADU garage conversion commonly ranges $70,000-$120,000 depending on location and the homeowner’s desires. Costs to construct a ‘ground-up’ new ADU will vary considerably based on size, a number of stories, location and access but will often be in the $150,000-$400,000 range. A good rule of thumb is to assume $300-$400 per square foot – and the bigger the unit, the lower cost per square foot. If you’re considering building a 2-story or second story ADU, costs will go up as well.
How are people creatively paying for their ADU?
There are several ways to finance an ADU. Of course, homeowners can pay for it from their own savings, but many have chosen to finance a project like this with a home equity line of credit, a construction loan, a cash-out refi, or a home renovation loan which offers a quick processing timeline (but does come with a higher interest rate).
Grow Your Property Value.
According to an Acton Adu study, one ADU can add 20% - 34% to your property value. The graph showing a property value starting at $450,000 with a 20% increase after having an ADU, not including extra revenue that would be added if you chose to rent it out.

Josh has been running construction projects and businesses for the last 26 years. Over the years, Licensed in both Hawaii and California, he has focused most of his work primarily on custom residential, as well as commercial tenant improvements. And now with the new California laws encouraging and supports ADUs, this is an exciting new extension of his focus. Josh has been married for 25 years and has raised 5 great humans with Regan, his awesome partner and wife of 25 years.

Keith began buying, remodeling, and selling properties both in CA and Kauai in the mid-’90s. Ten years ago Keith stumbled on the concept of co-living - a residential model that utilizes smaller living units created within a single larger community, which in turn maximizes square footage, builds community among residents, and helps keeps rental costs down. Now, after twenty-plus years of friendship, Keith and Josh have combined forces to work with homeowners by helping them maximize their properties and add value and square footage by taking advantage of the new CA housing laws for ADUs and JADUs. Keith still resides in Costa Mesa and feels lucky every day to be a dad to his two daughters, Avery and Alix.

JOHNNY JACKMAN
Johnny is a 23 year veteran in the design and construction administration industry. He started his career as a draftsman with RFA & Associate in Southern CA in "94, designing existing and new Chevron service stations to their current "Hallmark 21" Image criteria. While playing professional soccer from '96-'00, Johnny ended his playing career in Charlotte NC. It was in Charlotte, where Johnny was able to re-engage with his passion for Architecture while leading a small studio for Principle Steve Onxley of Onxley Architecture. Johnny went on his own, got licensed as a GC, and started JP Design-Build in '07 and was recruited to Ecclesia, a commercial design-build company in South Carolina. After returning to CA in '12, Johnny worked in the Potable Water Tank industry and is now excited to return to a residential design-oriented project management position with Kind Guys. In his free time, you can find him on the soccer field, in the gym, or spending time with his 2 adult children.
